What the work covers

Scoped per project, but this is what a package normally includes.

Sanitary drainage & venting

Fixture branches, stacks and vents sized and routed to the municipal connection, with every fixture draining to a common branch rather than through another fixture.

Domestic hot & cold water

Supply distribution from the service entry through the building, with pipe sizing, isolation and the hot water source matched to the fixture load.

Inverts & below-grade drainage

Invert levels checked against the municipal connection, and sump basins sized where the building cannot drain by gravity.

Permit-ready drawings

Plans, riser diagrams and notes prepared to what the municipality expects, with review comments addressed when they come back.

Common questions

If yours is not here, call or send the drawings and we will answer directly.

What is included in a plumbing and drainage design package?

Sanitary drainage and venting layouts, domestic hot and cold water distribution, a fixture schedule, pipe sizing, and the riser diagrams and plan views a municipality expects at submission. Where any part of the building sits below the sewer invert, basin and pump sizing is included too.

Do I need engineered plumbing drawings for a residential project?

It depends on the municipality and the building type. Simpler single-family work is often handled under a plumbing permit, while multiplex and multi-family projects commonly require drawings sealed by a professional engineer (P.Eng.), with the Letters of Assurance — Schedules B and C-B — alongside the building permit application. Check with your building department, or send us the project and we will tell you what will be asked for.

What is the difference between sanitary and storm drainage?

Sanitary drainage carries waste water from fixtures to the municipal sewer. Storm drainage carries rainwater and groundwater from roofs, areaways and perimeter drains (drain tiles) — stormwater, in municipal wording. They are separate systems with separate connections.

What if part of the building is below the sewer?

Then it cannot drain by gravity and needs a pump. We check the invert at the municipal connection against the lowest fixture, and where it does not work we size a basin and pump to suit. That is a routine part of the design rather than a separate exercise.

What do you need from me to start?

Architectural floor plans, the structural drawings, the site plan or survey, and the fixture layout. If existing services are being reused, information on the current connections helps. We will flag anything else once we have seen the drawings.

Other services

Most projects need more than one of these, and they are coordinated together.
